
HOW TO CHANGE YOUR PROPERTY MANAGER ADMINISTRATOR
One of the most frequently asked questions we receive at +COMUNITAT is how to change the property manager of a building. Although there seems to be a widespread belief that this change is complicated, the reality is quite the opposite: the answer to this question is very simple — in just one week you can change the property manager of your building.
Thus, how should you proceed to change your community's administrator?
1. The president or owners representing 25% of the participation coefficients must call an Extraordinary General Meeting stating the reason for the meeting (dismissal of the current manager and election of the new manager), along with the date, time, and place of the meeting.
2. Since this is an urgent Extraordinary General Meeting, it can be convened within 24 hours and thus, the formal change becomes a swift process. However, we recommend allowing a longer notice period.
3. All owners must be properly summoned. Additionally, the notice must be posted on the Community’s notice board or, failing that, in a visible location.
4. Once at the meeting, a simple majority of the votes and coefficients present must vote in favor of dismissing the property manager. If the simple majority ratifies the favorable vote regarding the change of manager, the next and final decision is to vote for the new property manager of the community. As can be seen, it is advisable to have beforehand an idea of which managers will be proposed at the meeting and to have some budgets available to present to the rest of the neighbors.
5. Once the change is approved by the majority of the attending owners, this agreement is communicated to the new administrator elected at the meeting, who will be responsible for completing the transition of the community management from the former administrator. Therefore, once the meeting is held and the change approved, the community is fully dissociated, and the transition is communicated and managed by the new administrator.
What should be clear is that changing the manager of your community's administration is not a complicated process — quite the opposite. It is important to bear in mind that the change does not have to wait until the end of the calendar year or any specific date, but can take place at any time during the current year.
