FINES FOR OWNERS WHO VIOLATE HOUSING LAW

After a few intense years with new laws regarding rental contracts, mainly for habitual and permanent housing, the Generalitat will now fine landlords up to 900,000 euros if they break the rent price cap. The most serious fines will range from 90,000 to 900,000 euros and will apply to those rentals that exceed the reference index by more than 30%, if it is for habitual use but is processed as seasonal use, if the purpose of the rental does not appear, or if the management expenses derived from the contract are charged to the tenant, among others.


Serious fines can range from 9,000 to 90,000 euros and will apply in cases where rents are up to 30% above the price set by the index, or when the rent index or the price of the previous contract does not appear in the rental agreement or possible advertisements.

 

Therefore, not only landlords who do not comply with the law will be fined, but also any real estate agencies or platforms that advertise fraudulent listings.
